TERMS AND CONDITIONS

You hereby agree to us marketing your property to our network of over 900 agents, listing your property on our website and numerous property portals and erecting a For Sale (Se Vende) sign on the property.

1. There is no charge for the marketing of your property. Only if we sell your property do we charge a fee (commission).
2. You agree to us having a key to your property so that we can access the property whenever we have a viewing. If you are not happy with this then please provide us with your keyholders details, however it should be noted that it is not ideal liaising with keyholders for access as they are not always available in the evenings/weekends or at short notice.
3. If we sell your property the commission payable to Chersun Properties S.L. will be based on the final agreed selling price of your property.
4. The commission charged will be 5% plus IVA subject to a minimum of €6,500 plus IVA. This commission will be shared between any other agents involved in the sale.
5. The commission will be due on the day of completion of the property sale.
6. If furniture is included in the sale then a signed inventory must be provided before the purchase agreement is signed.
7. The valuation we give on your property is for guidance purposes only and is a rough guide based on the selling price of similar properties in the area. If you require a proper valuation we can arrange this on your behalf. The cost of this is approximately 400 euros plus our administration fee of 70 euros.
8. This agreement can be terminated by either party giving four weeks notice in writing.
9. When a sale is agreed a non-refundable deposit of €3,000 is paid by the buyer to the seller. If the buyer does not proceed with the sale then the seller will keep the €3,000 and if the seller decides to not proceed then.
10. The seller is liable for all their own taxes and legal costs involved with their part of the property sale.
