Spanish House Prices Continue To Rise

According to the latest House Price Index data published by the National Statistics Institute, the price of housing in Spain increased by 3.9% year-on-year in the second quarter of the year, which is almost two and a half points less than the 6.3% year-on-year increase registered in the first quarter.

This most recent increase represents the ninth consecutive quarter in which housing prices have registered positive year-on-year rates.

With regards to the type of dwelling, new housing prices increased by 8.4% compared to the second quarter of 2015, which is more than two points higher than the increase registered in the previous quarter (+6.1%), while the price of second hand housing rose by 3.2% year-on-year in the second quarter, which is more than three points lower than the advance recorded in the first quarter, of +6.4%.

Top Five Tips To Sell Your Spanish Property.

1. Have a declutter, a property full of furniture and ornaments makes the property look smaller and automatically puts prospective buyers off. Get the skip ordered and keep it minimal.

2. A lick of paint and some gardening maintenance will make your property look fresh and appeal to buyers who just wnat to move into a property without major decoration or a landscape garden project.

3. Keep the family animals out of sight on viewings as not all prospective buyers are animal lovers and can easily be put off by the welcome from dogs, cats or hamsters.

4. Keep your swimming pool crystal clear. If you have a pool ensure that it is kept clean and you can see the bottom of the pool. There is nothing worse and off putting than a green slimey swimming pool with a dozen frogs.

5.  Finally ensure you pick an active Estate Agent that will advertise your property on the popular property portals such as Rightmove, A Place In The Sun, Kyero etc as most enquiries come through these portals. The more marketing channels that your property is on will give you a better chance of selling it.

We initially contacted Paul Cherry at Chersun in the summer of 2015 when viewing the web regarding a possible purchase of a second home in Spain.

Although many companies replied to our initial enquiries, they all kept in contact for only a few weeks, it was only Paul who kept in regular contact and gave us regular listings of the available properties. We had many ideas of what we wanted but Paul with his in depth knowledge of the market place was able to define what we actually required from our home in Spain.

We agreed to visit Spain in November 2015 and Paul assisted with collection from the airport, hotels etc. We had one full day with Paul who showed us twelve properties in total, some coastal, some inland and one first line beach front. Paul was able to give us the pros and cons of each location and property, explaining the initial cost but also on going charges etc. That night we looked at all of the information we had from day one and ended up on day two going back to the first property visited in Torre De La Horadada, which we purchased.
 
Again visited site with Paul in late February 2016 to view progress and confirm finishing touches such as tiles etc. We took possession of the property in July 2016 and the day after moving in, Paul was round to see us, checking that all was going to plan and offering assistance if required.

We have always found Paul and the team at Chersun to be a fountain of knowledge on how to do things locally, even what air con system to specify, where to get the best deals on furniture, TV's and broadband suppliers and other essentials. They are always contactable, which is extremely important to me because when I need an answer to a question or general information I need to answers quickly and Paul never let us down, whatever the time of day.

Living The Dream In Spain

This month our daughter Suzie ( The Boss at Chersun) got married at the stunning Mar Menor Golf Resort, Intercontinental Hotel, Murcia to her spanish partner Juan Antonio.

It was a great weekend and nice to have all the family over to the sun for an amazing wedding.

Nicola and I keep saying that we only have one life so we must enjoy it although we probably went a bit far at the wedding with the free bar.
