PROPERTY SALES CONTINUE TO RISE

 

Provisional data published by the National Statistics Institute on Thursday last week indicated that home sales in Spain rose by 10.7% in July, over the same month of 2013, to a total of 28,583 transactions, driven by a surge in the second hand market.

 

The year-on-year increase in July is the fifth consecutive rise after those experienced in March, April, May and June, when home sales rose by more than 22%, by 5%, by 5.4% and by 8.8%, respectively, ending ten consecutive months of year-on-year declines.

 

We would expect sales to continue in September and October as these months always show an increase in buyer interest . The coastal properties have seen an increase in sales as the savvy buyers take interest in the new modern developments that are being released close to beaches.

 

The figures released by the statistical agency correspond to sales recorded in the property registers from public deeds previously registered.

 

Month-on-month (July over June), home sales rose by 9.6%, after falling by 7.3% the previous month.

 

All good news as the confidence returns to the Spanish property market.

 

 

 

SPANISH TOWN HALL TAX INCREASES BY 50% DESPITE PROPERTY PRICE FALLS .

 

The Consumers and Users Organisation (OCU) have reported that the cost of the Property Tax (IBI) has risen in several Spanish cities over the last five years, despite the fact that housing prices have fallen by more than 40% on average during this time.

 

The Organisation indicated in a statement, that the IBI has risen by 54% in Madrid since 2008, and by 33.8% in Barcelona. This tax has also increased by 23% in Seville and Valladolid, by 17% in A Coruña and by 7.9% in Bilbao and Valencia.

 

The OCU believes that the IBI should only increase when property values rise, and that it should reduce when the price of housing falls, as has been the case in recent years. They also believe that "the taxes should be adjusted to conform to citizens' ability to pay".

According to the OCU, these examples show that many municipalities, in the face of the poor economic situation, have decided to significantly raise the taxes which are directly levied on citizens, in order to balance their budgets and "management excesses", and that the citizens in certain municipalities are the ones ultimately paying the price for the "economic mismanagement of some politicians".

The IBI is one of the taxes which impacts most on the pockets of Spanish families and is usually accompanied by controversy since, as a rule, it has registered more ups than downs. On average, homeowners in Spain paid about 800 euros in 2013, although the amount varies greatly depending on the location of the property, and the cities where the rates are more expensive can reach up to 3,000 euros on average for a family home.
