With so much new off plan development now coming onto the market here are our top 5 tips to ensure that you have no problems getting a brand new property delivered on time.

Check out the reputation and financial stability of the developer.

It is also wise to view developments previously completed by the developer and to speak to buyers of the properties.  .

Arrange for an independent lawyer to act on your behalf to complete the due diligence and ensure that all licences have been granted and that there are no debts against the land.

Ask for bank guarantees for each payment that you make, this will protect you if the developer does not finish the property or if they go bankrupt. A full refund of your payments will be made to you by the bank.

Finally do not sign for the property until you or a professional snagging expert has inspected the property and compiled a snagging list if required.

 

Property Management And Why It Is Important To Have A Good Management Company


If you have purchased a property in Spain it is very important to have a professional property management company to look after your property when you are not there.

A good management company will visit  the property every couple of weeks to open the windows, turn taps on and ensure that the property is all in working order.

The company will also offer a keyholding service and meet and greet any renters to your property and they will also arrange to clean the property and linen when the renters depart.

We always recommend that you contact the renters the day they arrive back and you will get the feedback on how they enjoyed the holiday.It is also important to find out if they felt that the property was clean on arrival and that all the bed linen and towels were fresh The alarm bells should start to ring if you get negative feedback as this will let you know if your property management company are providing you with the service you would expect.

Spanish Land Prices Start To Increase


According to the Spanish Ministry of Public Works' land price statistics for the second quarter of 2015,  the average price per square metre of urban land in Spain climbed by 4.7% year-on-year in the second quarter of the year, compared to the same period in 2014. This has been a main factor in the increase of prices for new properties as the price increase for land has resulted in developers having to increase their sale prices.
