If you are considering purchasing a property in Spain you want to ensure that you have a reputable Estate Agent who will help and assist you in finding your ideal property. We have helped many clients like you find their dream property and below are some tips to ensure you buy the right property.

 

Location is by far the most important decision when buying a property and it is always better to have a smaller property in the right location than the biggest in the wrong location

 

Orientation is important and we always recommend that your property should be a south /southwest orientation as this will ensure you will have plenty of winter sun as this is the time of the year that you will appreciate a nice sunny terrace.

 

Community fees, you should always ask what the monthly costs will be before you buy a property as you do not want to purchase a property with high fees which may reduce the amount of visits you can afford.

 

Do your research about the area and do not be afraid to ask your Estate Agent questions. It is better to know now if there are pig farms close by or if a sewage plant is planned to be built before you purchase a property.

IF YOU ARE BUYING A VILLA WITH A PRIVATE SWIMMING POOL MAKE SURE IT HAS A PLANNING LICENCE.

There is nothing more frustrating than being informed that your dream property purchase will not go ahead because the swiming pool was built illegally and it does not have a planning licence.

 

It is important that your lawyer ensures that if the villa has a private pool that all the licences have been granted by the town hall as you could be fined heavily if your pool has been built illegally.

 

The lawyer when doing the due diligence will ensure that all licences have been granted and if not then it is the sellers responsibility to apply for the licence. In some cases it may take a few months for a licence to be issued therefore both parties agree that the buyer will retain some of the purchase price and this will not be paid until the licence has been issued. This enables the buyer to complete the purchase without having to wait months for the licence. If you are considering purchasing a property In Spain we strongly recommend that you never pay an Estate Agent a deposit to take a property off the market after you have agreed a price with the seller. We always recommend that you pay the deposit to your spanish lawyer who will do the due diligence and arrange a purchase contract. Once the purchase contract has been sgned by both parties and due diligence completed then the deposit will be paid.

 

An Estate Agent should not be handling clients money as most will not adhere to the money laundering regulations.

 

If the Estate Agent disappears with your deposit what chance will you have of retrieving your deposit back, probably no chance.

 

One reason why some Estate Agents ask you for a deposit is for their own benefit as they will keep the whole deposit if you do not proceed with the purchase..

Do Community Fees Include Insurance For My Property ?

If you have a property that you pay community fees it is very important that you also have our own personal insurance for the building and contents. This insurance plan covers you if your property is damaged such as fire or if your house contents are destroyed or stolen. The monthly cost of the insurance will be approximately 25 euros.

 

The community fees will only have insurance for the communal areas of the property such as the stairwell or the lifts. It is also very important to ensure that you have the insurance in place for the day that you complete the purchase.
