Unfortunately there is still a concern about buying a spanish property especially when the media portray all the horror stories of british buyers buying property that has been built illegally.

It is very important therefore to engage the services of a reputable spanish lawyer who will then check all the paperwork to ensure that the property has all the relevant licences.

I would also recommend that if you are considering purchasing a rural property that you should apply for a spanish mortgage.

The bank will then do all the checks to ensure that the property is legal and and if they are not willing to give a mortgage do not proceed with the purchase.

If the bank are willing to give a mortage you do not necessarily need to take out the mortgage but at least you know that the property is legal.
