Most people think that an Estate Agents job is pretty dull dealing with sellers concerned why their property has not sold or having buyers putting in silly low offers that you just know will be turned down by frustrated sellers,

It can be an exciting and sometimes frustrating job but one thing for sure is that it is not a dull job .We have to deal with so many different situations and being patient certainly helps when helping our clients.  

 

Last month was the prefect example of how the job varies considerably.We fly over to the UK for the A Place In The Sun Exhibition, back to Spain to arrange a record number of viewing trips and then Suzanne was then interviewed for the new series of A Place In The Sun which will feature the Costa Blanca - Costa Calida. 

As well as the above we had 6 clients completing their purchase of a property therefore we helped them settle into their new properties arranging property management and furniture packages as well as dealing with any queries that they had.

As you can see it is not a boring job being an Estate Agent and there is nothing better than helping our clients either sell their property or purchase a property.

RECORD NUMBER OF VISITORS TO A PLACE IN THE SUN EXHIBITION IN BIRMINGHAM, UK.

It was wonderful to see so many of you at A Place in the Sun Live at the NEC last month, 6,536 of you in fact, and you kept us all very busy indeed. The seminars were packed with standing room only - sorry, more chairs next time - and the exhibitors were busy, busy, busy talking to so many of you about your overseas property plans.

 

Jasmine jetted in from filming in Tenerife and along with Jonnie, Amanda and Laura, wore out a pen or two signing all your autograph requests. 

It was great to meet so many of our potential clients face to face and providing them with more information about the buying process and we have already sold a few properties to clients we met at the exhibition. 

As well as A Place In The Sun exhibition Suzanne was filmed recently for the new series explaining the benefits of purchasing a property in the sunny regions of the Costa Blanca and the Costa Calida. 

We will be attending the exhibitions next year so pencil in the dates below if you want to increase your knowledge about buying a property in Spain.

WHAT ARE COMMUNITY FEES WHEN BUYING A SPANISH PROPERTY ?

When you purchase a property in Spain which is either in a gated community, golf resort or in an urbanisation that has communal areas such as gardens or a swimming pool you will have to pay community fees.

The cost of the fees will depend upon what services that are being offered , the highest costs would be for 24 hour security if you lived on a resort that provided this. If your community only has the upkeep of a swimming pool then costs would be minimal and would depend on the number of residents. The fees are actually set by the community along with the administrators and the fees would depend upon the cost of the expenses to maintain the communal areas etc.

An example of fees for a 2 bedroom apartment would be as follows.

Approximately 30 euros per month if the community only have a swimming pool to maintain.    

If the apartment is on a golf resort with 24 hour security,lifts to maintain and lanscaped garden areas then fees can be around 150 euros per month. 

It is important to get an idea of the community fees before you purchase a property so that you are fully aware of the ongoing costs.         

 

A TIP IF YOU ARE LOOKING TO BUY A FINCA STYLE PROPERTY OR RURAL PROPERTY IN SPAIN

We have all heard the horror stories of someone buying a lovely property in Spain out in the country with great views and then unfortunately the local town hall come along and demolish the property because it did not have the planning or legal permission. 

Fortunately this does not happen very often but when it does it makes the news back in the UK as the British media like to highlight the bad news stories as opposed to the good news.

We at Chersun never sell properties that do not have all the licences and permissions however if you are considering purchasing a rural property my advice would be to take out a spanish mortgage.

Even if you do not require a mortgage it may be better to take out a small mortgage as the bank will do all the checks to ensure that the property is legal before they would grant the mortgage. It will cost you extra but better to be sure that the property that you are buying is legal and will not be knocked down in the future.

 

HOW TO GET MORE RENTALS FOR YOUR SPANISH PROPERTY

One of the questions we get asked from either owners or potential buyers of properties is "How do we get our property rented out" .

The old phrase " A picture tells a thousand words" is so true when it comes to rentals. The majority of potential renters will look on the internet to view rental properties and it is the pictures that they look at when deciding which property to rent.

Therefore it is important to have great photos of your property on the rental websites such as www.ownersdirect.co.uk and www.holidaylettings.co.uk .

We have below for you some tips that should improve your chances of getting more rentals.

The property should be furnished to a good standard but minimal .

Make sure that the photographs of the property are of a high standard and high definition.

Ensure you have wifi and international television. It is also worthwhile having an Xbox or Playstation so if the children get bored with the swimming pool they can retreat indoors.

If you have a villa it is worthwhile investing in a swimming pool as villas with pools will always get rentals during the high season and by adding a pool heater you can also attract rentals for the cooler months.

Purchase a couple of sets of second hand golf clubs, another incentive for renters as it is expensive to bring over clubs if they are only social golfers. 

Contact the renters as soon as they return from their holiday this will enable you to get the feedback and also get another potential booking.
