MARCH 2014 - CRANES REAPPEAR IN THE COSTA BLANCA - CHERSUN PROPERTIES
Positive news and views makes good reading for spanish property market
After seven weak years in the spanish property market we are now hitting the sweet spot where businesses involved in the property market are now seeing signs of good times ahead.
When people have confidence in their own economies you find that they are more confident in purchasing properties abroad and this has been evident especially with the British market which was very quiet previously. The most common buyers were Belgium, Dutch and Skandanavian who did not seem to be affected by the same economic problems that slowed down the interest from the British.
With the exchange rates also a bit more favourable we are confident that enquiries from the British will continue to increase and we look forward to providing all the answers to questions that prospective buyers may have.
Meanwhile we have below some of the latest news from the sunny area of the Costa Blanca and Costa Cálida. If you have any queries or require more information about the property market please do not hesitate to contact us at firstname.lastname@example.org
With the property market in Spain finally coming out of recession and with interest increasing from Northern European clients there has been a dramatic increase in the launch of new modern developments particularly along the beautiful Costa Blanca coastline.
With more cranes starting to appear this is a signal that the property market is showing confident signs of a full recovery and with new modern style properties available this is certainly appealing to any buyers . One particular developer who launched contemporary apartments close to the coast has now sold over 400 units which proves the point that if you offer good value properties, well finished in a good location you will have buyers.
We have for you below a small selection of the most popular buys at present:

MORTGAGES IN SPAIN
Excellent buying conditions are luring Britons back into overseas property, with bargain prices and a stronger pound making it more affordable than ever.
That's all very well, of course, if you're a cash buyer. But how easy it to obtain finance for your overseas property purchase? Clare Nessling, director at Conti, the overseas mortgage specialist, sheds some light on current lending conditions.
Quite understandably, overseas lenders have become stricter about whom they lend to since the global downturn, and they're now judging each case on its own merits including what and where you want to buy, rather than relying on specific criteria as they've done in the past. But it's still very possible to obtain finance, especially if you have a healthy deposit to put down and can demonstrate that you have a sound financial profile.
Despite the recent boom and bust nature of the market, Spanish lenders are still willing to lend up to 70 per cent of the property's value, and rates currently start from just 3.22 per cent for a variable deal of up to 30 per cent loan-to-value, rising to 4.85 per cent for a variable deal of up to 70 per cent loan-to-value.
Interest-only deals are rare these days, so repayment loans are the norm, and many lenders will allow the choice of either a fixed or a variable interest rate. The maximum term of any mortgage is 35 years, but this varies depending on the type of loan and also the ages of the borrower.
Are you coming over to Spain why not rent a property instead of a hotel
More and more buyers of properties in Spain are being introduced to the benefits of staying in a holiday rental as opposed to a traditional hotel when viewing properties abroad. Renting a holiday home is an increasingly popular way to enjoy a comfortable, sociable and cost-effective break with those closest to you whilst giving you an idea of the lifestyle you could enjoy when making the move to Spain. Leading the way in this trend are the family friendly resorts, where you can find a great range of properties to suit your tastes, budget and the lifestyle you are looking to enjoy all year round. Holiday rentals offer you greater convenience, more time together and less expense when compared to a hotel stay.
- A shared communal area
- The huge advantage of a holiday home is the social interaction you can enjoy throughout the day and night. Whether you are sharing breakfast together in the kitchen or enjoying a relaxed drink in the living area, a rental gives you the space and freedom that a hotel can't
- Convenience and flexibility Whether you want to cook a group meal, gather everyone around the pool or celebrate a special occasion, a holiday home is the perfect base for your group trip
- Great savings Splitting the cost of a villa results in significant discounts compared to the costs of hotel rooms, giving you more time together and greater comfort at a fraction of the price

RACING THROUGH THE GLENS OF PERTHSHIRE , SCOTLAND IN AID OF THE MARIE CURIE CANCER CARE CHARITY
I have decided to leave the warmth and sunshine of Spain to take part in the the Marie Curie Cancer Care Etape Caledonia Cycle Race . The www.etapecaledonia.co.uk is generally regarded as the UK's leading cycle race and each year welcomes over 5,500 cyclists to the beautiful town of Pitlochry, Scotland.
With the 81 mile course taking in some of the most breathtaking views the Scottish Highlands has to offer I am hoping that I can take back with me some of the Spanish sunshine.
As well as looking forward to the cycle race I am also going to raise as much money as possible for the Marie Curie Cancer Care Charity which provides carers to terminally ill patients so that they can remain in their own homes supported by their family.
I would appreciate any donations and support for this very worthwile charity. Many thanks - Paul Cherry
