Modern Property Prices Increasing As Land Prices Go Up.

If you are looking to purchase a new modern style property do not delay as we are seeing property prices increase as the value of land increases. The popular coastal areas of the Costa Blanca and Costa Calida have seen modern property prices increase by up to 20% in the last 2 years. With prime development land becoming more in demand the prices are continuing upwards .

A way of taking advantage of the price increases is to consider an off plan property where you will be locking into todays prices and when the property is completed in 12 months the price will have increased if the market continues as it is.

Top Tips To Ensure You Buy The Right Property In The Right Location.

If you are planning on spending a lot of winter time in your Spanish property ensure you purchase a property with a south or south west orientation. Most people will be out doing things in the morning and it is the afternoon or early evening that you want to relax on your terrace in the sun.

If you are not wanting to drive when in Spain make sure you buy in an area that has a very good public transport system. Double check that the winter time table is the same as the summer.

Avoid hilly areas if you have mobility issues or are likely to have in the future. It is not much fun in the height of the summer walking up to your property at the top of the hill with sandals slipping off your feet.

If you are buying on a golf resort ensure that the property is not going to be bombarded with stray golf balls. There is nothing more dangerous than a golf ball flying into your terrace or pool area with young children in the vicinity.

Facts That You Should Consider If Buying A Property In Joint Names

It is normal for a married couple or partners to buy a Spanish property in joint names and below are some of the requirements that you will have to follow if buying a property jointly.

All owners will need a Spanish National Insurance Number and this is obligatory when buying a property. The lawyers can arrange this for you.

The money to purchase the property has to be transferred from a joint account so that this information can be added in the title deeds to prevent the tax authorities investigating if funds come from only one partner. If the funds come from only one partners bank account it could be argued that the 50% share was a gift to the other partner and this could potentially be taxed as a gift.

It is not obligatory but better to have a joint Spanish bank account so that each partner has access and authorisation to the account.

Finally once you own the property it is advisable to each have a Spanish Will as this will speed up the legal process at a distressful time. The cost of individual wills will be approximately 150 euros each.

Big Mistakes To Avoid If You Are Selling Your Spanish Property.

If you are selling your Spanish property here are some tips that will hopefully result in you finding a buyer and concluding a sale.

In Spain you can list your property with as many Estate Agents as you wish therefore NEVER give exclusive rights to only one. I recommend have 2 or 3 agents promoting your property and whoever is successful will be the only one you will pay the sale commission to.

Declutter your property, less is best.

A fresh lick of paint gives a great first impression.

We know you love your pets but taking them out of the property before a viewing may help.

If an agent has a viewing for you then go for a walk as most prospective buyers prefer viewing a property without the owners sitting watching tv.

Finally ensure you have all the licences for any work that has been done in the property such as swimming pools or extensions. When a buyer is ready to purchase they want to ensure that all is in place so that there are no delays in the sale completing.

Finally be realistic with your asking price, ask 2 or 3 agents what they recommend as a sale price as they will know the current market value. A property is only worth what someone will pay.

Why You Should Only Deal With Established Spanish Estate Agents.

There has been a large increase in new Spanish Estate Agents entering the market and in Spain you do not need to be qualified to become an Estate Agent. Any Tom, Dick or Harry can start trading as a Spanish Estate Agency which is disturbing.

Therefore we recommend that you should engage the services of an established and professional Estate Agency such as www.chersun.com .

With the internet making it easy to gain information about anyone or anything you can check how long a company has been in business or if it has good reviews. It is always advisable to check client reviews and ask how long the business has been trading. If the Estate Agency has been in business for over 10 years you can be assured that they must be doing something right as they survived the crisis and that deserves credit.

We at Chersun have been helping people like you find their place in the sun for over 14 years therefore if you are starting off on the journey to buy a property on the Costa Blanca or Costa Calida contact us NOW
