If you are planning on spending a lot of winter time in your Spanish property ensure you purchase a property with a south or south west orientation. Most people will be out doing things in the morning and it is the afternoon or early evening that you want to relax on your terrace in the sun.

If you are not wanting to drive when in Spain make sure you buy in an area that has a very good public transport system. Double check that the winter time table is the same as the summer.

Avoid hilly areas if you have mobility issues or are likely to have in the future. It is not much fun in the height of the summer walking up to your property at the top of the hill with sandals slipping off your feet.

Facts That You Should Consider If Buying A Property In Joint Names

It is normal for a married couple or partners to buy a Spanish property in joint names and below are some of the requirements that you will have to follow if buying a property jointly.

All owners will need a Spanish National Insurance Number and this is obligatory when buying a property. The lawyers can arrange this for you.

The money to purchase the property has to be transferred from a joint account so that this information can be added in the title deeds to prevent the tax authorities investigating if funds come from only one partner. If the funds come from only one partners bank account it could be argued that the 50% share was a gift to the other partner and this could potentially be taxed as a gift.

It is not obligatory but better to have a joint Spanish bank account so that each partner has access and authorisation to the account.
