Our Predictions For The Property Market On The Costa Blanca - Costa Calida in 2019

With the demand for coastal properties increasing we expect prices of new modern properties to increase by approximately 6% this year as the availability of beach development land decreases.

 

The prices of inland properties may decrease as demand diminishes therefore for bargain properties head inland.

 

We do not expect the Spanish tax authorities to increase taxes for British buyers following the exit from the EU.

 

There will be increased demand from British buyers after Brexit has been finalised.

 

There may be tighter regulations regarding holiday rentals as the Spanish tax authorities aim to increase income revenue through holiday rental properties.

Community Fees And How Are They Calculated.

  
  

This is the time of the year that communities in Spain will be calculating what the community fees are for the coming year.

 

On all communities that have communal areas such as gardens, swimming pools, stairwells and underground parking there is a community of owners which along with a legal administrator will calculate what the community fees will be for the coming year. The contracts for work to done in the community will be put out to tender.

 

The fees will be agreed at an AGM which will enable the owners to vote in favour or against the proposed fees. The community fees can vary on each community depending on the amenities and number of properties. As an example the fees may be around 30 euros per month if there is only a communal pool to maintain. If the resort has full time security and a large area of communal gardens then you could be around 130 euros per month .

 

It is important to check what the community fees are before purchasing a property as you do not want to have a large monthly payment coming out of your Spanish bank account that you had not budgeted for.
