Top Tips When Buying A Spanish Property.

Set your budget and have the finance in place before you come on a viewing trip. There is no point coming over to buy a property unless you have all the funds in place.


Be realistic, do your research and ask Estate Agents what you will get for your budget. With property prices increasing your expectations may have to be curtailed or budget increased.


It is important to calculate what the annual running costs of a property are before you purchase so that you can afford to come over to the sun.


If you have a family make sure that you buy in an area that you can see your family wishing to use it. I doubt buying a finca up a mountain would appeal to teenagers.


Finally but the most obvious tip is to engage the services of a reputable Spanish Law Firm who will ensure that due diligence is done so that you are purchasing a property that has all the necessary licences.

What Is Property Transfer Tax And Why It May Vary.



Transfer tax is paid by the purchaser when buying a resale property in Spain. It is also known as

Impuestos de Transmisiones Patrimoniales ( ITP). The rate of tax varies depending on the region that the property is being purchased in. The current rates payable for a property in the Murcia region is 8% however this is increased to 10% if the property is located in the Alicante - Valencia region.


If should be noted that there will be additional costs such as notary, land registry and legal fees that you should add to the above tax rates. I would recommend adding another 4% of the purchase price to cover these costs.
