GOLDEN VISA TO ATTRACT WEALTHY BUYERS
Spain's Golden Visa residency-for-property rules have now been published and agents report rising interest from overseas investors that do not hold a valid EU passport..
Rather than only being allowed to purchase one home for up to €500,000 to qualify, applicants can buy several properties of different kinds to make up the total on the new residency-for-property rule.
Residential, commercial and land deals all qualify.
We are seeing clients not just looking at the property around the entry point, many investors are putting together investment portfolios of €1million that includes both residential and commercial property.
The regulations are currently being debated by the Spanish parliament however once the scheme is given the green light it will give Spain an advantage in attracting overseas property investors from outside the European Union.
"There is demand from China for all the advantages Spain brings in terms of education for their children and university. The possibility of getting places in university in China is small, so they seek opportunities to educate their children overseas."
The fact that the Spanish government increased the qualifying point from €160,000 to €500,000 has meant that more committed investors are inquiring.
The residence visa would allow those who invest €500,000 or more to live legally in Spain for two years, and can then be renewed every two years. The kind of investment that qualifies is one or more residential, touristic, rural, commercial or industrial ality.
TAX HIKE FOR MURCIA PROPERTY BUYERS
The Town Hall of Murcia have increased the cost of the transfer tax when buying a resale property in Murcia. The transfer tax has been increased from 7% of the sale price to 8%, meaning an additional 1500 euros for a property being purchased for 150,000 Euros.
As each communidad ie, region can set their own tax charge on property sales, the Murcian government have implemented the 1% increase from July 2013 which brings it in line with other regions such as Valencia and Madrid.
It is another way of the town halls trying to increase income to maintain the crucial services it provides.

LA LIGA FOOTBALL SEASON STARTS THIS WEEKEND, IT WILL BE QUIET WITHOUT JOSE
The Spanish Football season starts this weekend with the La Liga likely to be contested by the two giants of world football, Real Madrid and Barcelona.
With the departure of the Special One Jose Mourinho to his beloved Chelsea the post match interviews with Jose will be sadly missed by the highly intense Spanish fans and media.
As an ex Pro Footballer myself the start of the season is when you are raring to go wanting to get the season off to a great start and to get the fans right behind you.
In Spain if the fans are not happy with the team or management they all get out their white hankies and start waving them in protest, in the UK fans normally protest by swearing and throwing the odd mince pie at you, different cultures.
It looks like Gareth Bale may be coming to Real Madrid in what would be the most expensive transfer in the world .My previous employers when I was a FIFA agent the Stellar Group who manage Gareth Bale will no doubt be rubbing their hands if the deal goes through.
Enjoy La Liga
