Greetings!
What a week in Spain, the country has been bouncing in a sea of red and yellow after the Spanish World Cup victory. The victory has given the whole of Spain a massive lift and it is great to see so many people smiling and happy. Having played professional football myself for 17 years I have seen how winning and unfortunately losing affects the feelings of supporters and I am sure the Spanish economy will benefit from the victory.

With Rafa Nadal winning at Wimbledon the previous week , do not be surprised to see the Spanish amigos  of Manuel Jimenez, Sergio Garcia or Fernando Castano finishing well up the leader board at this weeks British Open.

With tempertures now hitting 36c in Murcia the daily siesta becomes more frequent as does the dips into the swimming pool.

I hope that this months latest news and offers are of interest to you and if you have any queries or require further information do not hesitate to contact me on 0034 610914850 or paul@chersun.com .

Update - Murcia  Corvera International Airport

The Brussels EU headquarters  have approved the final loan for the Murcia International airport Corvera. This is welcome news for all Murcian property owners as the airport sits in the middle of all the golf resorts and will make travel to the resorts much more convenient.
The construction that is well under way had slowed almost to a halt as the city waited for approval from the EU that the loan offered was in fact legal and that the funds could be released. The EU have deemed that in fact it is legal and now with that word we will see the airport construction continue and the pace pick up. It has also been confirmed that the construction company are arranging to employ more workers to speed up the completion which is likely to be around June 2011.   For up to date information visit    www.airm.es

EURO RATES BRING GOOD NEWS TO UK TRAVELLERS & BUYERS

The crisis in Europe is not all bad news, Britons travelling to the Continent this week will find that a glass of wine or a bottle of beer won't be quite as expensive as it would have been a few weeks ago, writes Paul Cherry Managing Director www.chersun.com
Travelling Britons, or expat pensioners receiving their state pension, will be delighted to see the exchange rate above €1.19 as the market digests the impact of potential rises in British interest rates.
The sterling/euro rate of exchange fluctuated vastly last week between €1.15 and €1.19, but the latest rate is the best exchange rate British people have seen for a while.
The euro has been affected mainly by concerns about global sovereign debt. The euro zone's problems still appear to be greater than those elsewhere and last week Spain took the spotlight away from Greece. If foreign investors walk away from Spanish bonds, it may cause a crisis that could spread to the rest of Europe and beyond.
The pound, by contrast, was boosted last week by news that the British economy grew more previously estimated in the first quarter as rebounding investment and the biggest jump in manufacturing for four years strengthened the recovery.
The exchange rate will get even better if reports that China is considering ditching some of its Euros because of concerns over the currency arc true. This would result in the euro weakening further against the pound.

Polaris World  avoids bankruptcy

The five star hotel is part of a group of assets that Polaris has sold to obtain liquidity.

The Intercontinental Mar Menor Golf Resort, which is located in the residential complex of the same name, and owned by Polaris World, has been bought by a group of banks and saving banks. The developer and the banks closed the sale of the group of assets, worth a total of 83 million euros, on 22 April.

In addition to the five star hotel, the financial institutions also purchased three of the developer's golf courses: the Mar Menor Golf Resort 2, the Condado de Alhama golf course, and the La Torre Golf Resort 2.

The assets sold to Banco Popular, Banco de Valencia, Bancaja, and CAM by Polaris World include several residential properties.

The sale was completed on 22 April, and ensured that Polaris World has enough liquidity to continue its property development activities, and avoid insolvency proceedings. A week later the Mercantile Court number two of Murcia issued a court order which shelved the pre-insolvency proceedings which had been initiated by the developer, and declared that fifteen of its subsidiary companies were no longer in a state of insolvency.

EURO WEAKENING MAKING SPANISH PROPERTY CHEAPER

Fears over Europe's economy are set to make property cheaper for foreign buyers if the euro keeps sliding  with some firms hoping for a surge in sales.

A €750 billion deal announced this week to halt the debt crisis affecting the eurozone has been greeted with scepticism by currency traders and fund managers. And stockmarkets in Asia and Europe have fallen as initial enthusiasm for the bailout wears off.

The UK's slow progress in forming a government after its election last week has also shaken the pound - but brokers believe sterling is still likely to rise against the euro later this year.

"The euro is overvalued at current levels and we will tend to see it move back to its long-term average against the pound and the dollar," said Jeremy Cook, chief economist at World First currency broker.

"The Eurozone has a very inflexible system and another shock from somewhere like Spain or Greece is still a possibility. We could see the pound reaching €1.21 or €1.22 in the next three months."

"We've already seen interest in buying property start to increase," said Paul Cherry. "Some people have been putting off buying for a year - they have the finance and are all ready to go but want to get the best rate they can. With so many good buys around now is the time to consider buying as we are starting to see some prices increase on some of the more popular Resorts. It should also be noted that the cost of buying a Spanish property will increase by 1% when IVA tax is increased in July. My advice this is the time to buy as prices have touched the bottom and are actually showing increases".
